  Great location, awesome design!

  Very nice staff, stayed late to let us in. Beautiful clean rooms. Someone really made the best of the available space there. The breakfast isn't mindblowing but fine anyway on an awesome wooden table.

  How to ruin a stay in one easy step

  I spent one night at this property on my way back to Austria. The hardware is great. New rooms, bathrooms etc. The location is very central just off Piazza San Giacomo. Breakfast is ok. Pretty small selection of food, no espresso coffee. The thing that really annoyed me was the handling of check out. The property has 6 rooms. Check out is at 10.00 and check-in begins at 14.00. This means they need FOUR hours to clean 6 rooms! I asked the person at reception if I could check out at 10.30 because I wanted to run to a nearby shop to pick up something before I left. She refused. By the way, check-in ENDS at 20.00 so if you will be arriving late in Udine, you cant stay here. Based on this total lack of flexibility- a 30 minute extension of check out time, I will not recommend to stay here. There are plenty of other options in this charming town. Disappointing.

  should you travel for business there are better options. I would expect a reception to be available at least during daytime which is not. You have to inform about your arrival time. if not you will find nobody. Poor performance also from BOOKING.com as they are showing this place as a hotel and not a s a guesthouse as it should be. If you arrive after 20.00 hours you will be charged an extra of 100. On top difficult to find this place. für Geschäftsreisende gibt es bessere Optionen. Ich würde erwarten, dass die Rezeption zuminest tagsüber besetzt wird, was nicht der Fall ist. Sie müssen sich vorher telefonisch ankündigen. Ansonsten werden Sie niemanden anteffen. Magere Darstellung seitens Booking.com, die hier eigentlich daraufhinweisen sollten, dass es sich um ein Gästehaus und nicht um ein Hotel handelt. Bei Ankunft nach 20.00 Uhr wird ein stolzer Zuschlag von 100 verlangt. Schlecht zu finden.

  Smart

  It is a nice 6-rooms small hotel, recently open. It develops on a floor of an elegant old house in downtown udine, 1 min from main square, cafés and shops. Concept is nice. Still, they could work on a common space for drink and/or have a coffee (breakfast, not particularly reach, is indeed only served in room, which is nice but not necessarly needed). Some work is still necessary on the air con which is so silent you actually doubt it is working, and on doors handels - one remained in my hand. Rooms are very large and extremely well decorated; finally they should work on adding some material on the walls to make rooms soundprofed. Avoid room Casablanca: windows face a wall.

  worst hotel experience ever

  we booked this location 2 month in advance and asked them for a baby bed for a 1yr old. they replied straight away offering it to us. then 2 month later, 20hrs before we arrive there, they ring us and tell us that they don't expect children under 2 yrs and that they have to cancel our order now. the end of it was, that they couldnt even help us to find a alternative place to stay or anything else. this is the worst hotel experience I have had so far!
