    Overall Grade: B

Location: B+ Close to Baldo Degli Ubaldi and P. Za Irnerio bus stop (I suggest taking bus 46 if you are going to the Vatican). There are 2 convenience stores, a pharmacy and snack bar close along Via Baldo degli Ubaldi. Price, Service and Amenities: B Our room was the one with the orange smiley attached to the door. We were welcomed by Angelo who was nice. There was a bit of language barrier when he explained to us about the payment in Agoda. We booked and paid the hotel in April (except for the AC charge and city tax) but when we arrived he told us that he hasnt received the payment yet from Agoda which was quite alarming. We werent able to get updates from him as we didnt had much chance to speak to him during our stay - we leave the b&b around 7am and return around 10-11pm. So we sent an email to Agoda to check with them. To cut the long story short, Agoda was not paying him on time but this is something for him to sort out and he explained to us that no action is needed from our side. There is free coffee, cereals and biscuit in the dining area. AC was ok. There's a house rule that eating and smoking is not allowed inside the room which was ok as we always eat outside and we do not smoke. But still, there are times our room smells cigarette. Another thing, if you are leaving very early do not forget to ask Angelo how to open the gate. We left the B&B Sunday, 7AM (our train schedule is at 7:50). We were instructed by Angelo to leave the keys and AC remote in his desk. When we reached the gate obviously it locked. The door to the building is locked and there was no one to help us. Luckily i figured out a way to open the gate without the keys.

  • Could have been better

My wife and I stayed here for 4 nights in September. Its basically an apartment with four rooms for guests and the owner lives in the 5-th room. Pros: + the owner is nice + facility is close to metro station + 20 mins to Termini station by metro + for those who like hiking its a 30 mins walk to Vatican + situated in the residential area with a lot of supermarkets, pharmacies, local cafes (cheap and tasty) and so on + the room (with green smily face on the door) is comfortable and the bed is ok + AC is there and works normally (although its written in the rules, that using AC costs additional 3 for the night, the owner never told us that we have to pay for that) Cons: - all the doors are very squeaky, overall sound insulation is very poor, so every time you open a door at night you risk waking up everybody in the building - breakfast is really poor: packed supermarket plain croissant, some jam and cookies, cereals, juice, tea/coffee and thats all. Access to tea and coffee is limited by the hours of breakfast 7:30am - 10:30am - no kitchen, you cant cook your own food - access to the dining area is also limited by the hours of breakfast, so you cant even bring your food and eat it there (eating in the room is prohibited) - the fridge is very small, you cant put anything there - its not permitted to drink alcohol in the facility (its not that Im a drinker, but in Italy pizza and wine is a must) - although its prohibited to smoke in the facility, we could smell cigarette smoke in the corridor and our room several times - there are very few sockets in the room and modern European plugs (for example for laptop chargers) dont fit in them. - during our entire stay the internet was down, so we had to pay 45,50/night incl taxes in cash (no internet - no pos terminal - no credit cards accepted), we had to look for WiFi in cafes and public areas, which was extremely inconvenient. The owner said it was the internet providers fault, that the line was interrupted during a storm, and that the internet would be fixed only in a week, but to me it seems bizarre that a provider cant fix a line interruption sooner then in a week. - our room and bathroom was never cleaned during our stay, the room cleaning is on request for additional 5 If you are ready to face those inconveniences, the place is fine, but overpriced. There are better options with similar commodities in Rome for less money or with better conditions for the same money.
