Great Complex but All Condo Units not Created Equal

Hotel and condominium accommodation abound in every size and price range in Coco. We ultimately chose Unit #25 for 3 weeks, located in Las Palmas Urbanization. Located about a 10-minute walk north(ish) of Main Street and 5 minutes from the beach, Las Palmas is today a quiet residential community of condominiums and single detached homes. A strip mall, with mini-mercado and several restaurants, is conveniently located at its entrance; there is a second mini-mall with a couple of restaurants at the other end of the development. The main road can be a little treacherous at night (there are no sidewalks and the ditches are steep) but is otherwise perfectly safe and getting to the beach is easy-peasy; keep your eye open for the howler monkeys. Las Torres complex hosts 48 studio apartments, the largest centralized pool we saw, community laundry room and covered seating area. The grounds are clean and well groomed, the lovely pool immaculate. There was activity around the pool throughout the day but by 8pm everything was quiet. The major downside we saw in the complex itself is the laundry; with 48 units vying for a single washer and dryer, you had to be on your toes! Water pressure and drainage was poor but this is not uncommon in foreign countries. While not a fan of ground floor units, this one was conveniently located close to the pool, particularly so, as there are no poolside chairs or loungers. You will want to ensure your unit provides chairs appropriate for outdoors (all do not) as you will need to carry it to the pool. While layouts vary, they are all about 200m2 and include a 'bedroom' with closet, separated by a curtain or accordion wall; a kitchen with table and chairs and bathroom with shower. Unit #25 has no front-facing windows, which significantly reduces outside noise (we heard nothing) however that is where privacy ends. The bamboo blinds on the two windows are ill-fitting and you can see through them in the evening when the indoor lights are on. Both face directly into other units. The unit is stocked with the most basic of dishware, cutlery, and cooking utensils. Cleaning supplies or typical household items are not provided; you are expected to purchase these items. Since we were there for only a short stay, we found this both disappointing and wasteful. This unit is clearly a rental property, much akin to an efficiency motel room and in need of a deep clean. Where most units cost in the vicinity of $900-$1000 CAD/month, our unit was $500 CAD/week so we didn't feel we got what we paid for. Do not let this deter you from Las Torres as there are some lovely units in this complex; we just didn't get one. Frankly, if you want renters to respect a rental like a home, then provide a homelike environment. While we managed fine in our three weeks, we would never consider it for a long-stay and there are a few things I would insist upon, such as a second set of sheets and cleaning supplies. The mop handle and bucket without the mop doesn't cut it for us. Our final word: while we recommend the Las Torres complex (see references below); we would not recommend Unit 25.

    Will not be back

The best part of the Las Torres complex of condos is its location. It is right at the start/front of the lovely Las Palmas neighborhood and literally about a 2 minute walk from the beach, as well as some great restaurants, and about a 10 minute walk into Coco for groceries and such. The location gets 5 stars! The condo complex itself is really poorly designed however, where privacy is an issue for most units and noise bounces and is amplified easily due to the condo blocks being so closely arranged together and in almost a rectangle. This means that if you get some rowdy renters and/or do not enjoy having people directly in your face all the time, or do not enjoy being woken up at 4am in the morning to loud splashing water by the gardner watering plants every morning, this will not be a good place for you. We stayed here for 2 months and got a very good idea of what goes on and how it all goes on, which dampened our experience greatly and left us knowing that we will never be coming back here. First, the quiet hours are not adhered to, so it was a gamble on getting a good night's sleep, or even during the day being able to hold a conversation with someone on the phone between people talking loudly right outside of your unit or playing music loudly. While there were some lovely renters and some quiet moments, there were also some that did not seem to take anyone else's experience into consideration, like coming home late and being loud, talking, slamming doors, or having a mini party in the pool in the middle of the night, etc. Then there was the unfortunate event of having one long-term renter within the complex that played her music at unreasonable levels, basically blasting all kinds of music randomly day and night off of her balcony, despite other guests asking, pleading or demanding that it be turned off. And for the kicker, she would also yell out by herself, outside of her unit, various things, mostly profane obscenities also at random times of the day or night sometimes in the middle of the night blatantly trying to wake people up. There was even an unpleasant event where police were called in. This is all the short version by the way, without all the ugly details. Either way management did nothing to put an end to this, and private unit condo managers also seemed helpless. It is not an exaggeration to say that what we saw, heard and experienced was at times nothing short of a nightmare, and if we weren't so good at putting up with things, we would have been seeking to move out of this place. I can overlook the poor water pressure and even the sewage smell and problem that was at times very prominent, but not the kind of behavior that was allowed to take place here. Finally, our unit was very good and one of the better ones based on everything I saw in photos online, and was a privately managed rental, not through the managing rental company Sunset. It was functional and pretty much as expected. Unfortunately if a person is considering to stay here, it is a gamble with places like these as one is at the mercy of what other kinds of guests will be sharing the space with you that will impact your experience, in addition to other logistical factors. The experience we had with the complex could have easily been a 1 or 2 star, but given the comfort of our unit and location I can rate it overall as a 3 star experience.

    Inquilina loca

Nice studios for a short stay with a great communal pool

We stayed in unit 17 which is on the ground floor, close to the car park. The door has a key pad lock and another mesh door so we felt that the safety was reasonable. The interior is a bit dark and the furniture quite unattractive, but we had everything we needed and enjoyed our stay. The owners (private I believe, they have a few rental units in the complex) met us shortly after arrival to collect the rent and we pointed out that there was only one glass + asked if we could have an extra sheet. This was left outside a few hours later, which was very much appreciated. Previous reviewers mention noise and trouble by renters, this was not an issue when we stayed at the complex. I did hear about a particular person causing trouble but was told that this person was no longer there. The compex seemed very quiet and fairly empty. Having been travelling for a week by the time we arrived, the washing machine was a great benefit. I chose to do the washing on a day when one of the few long-term Costa Rican renters did her weekly wash so had to wait for a while, which was not a problem. The following day was a lot quieter. The pool is great but I missed having more grassed areas around for sunbathing. There isn't much space to put chairs and only enough space for 2-3 towels. The location is good as it is near the beach and near a small shopping complex with some nice restaurants. Make sure you try the small Italian place called Terra Nuestra. They do the most wonderful pizza and the owner is a really friendly Italian. The walk into town is a bit too far, especially since there are no pavements and the cars go rather fast. We drove each time, it would have been nice to be able to walk. Would I stay here again? Probably not as I would want to be closer to town. However, this is a perfectly nice place to stay for a week or so. Anything more would drive me a bit mad but then I was travelling with a very messy teenager:-)
