  Alojamiento barato para personas poco exigentes. La limpieza no es su fuerte. Olvidaros de la comodidad de un servicio de habitaciones que os cambie las toallas, os haga la cama y os reponga el papel del WC. Cuando llegamos la ventana de la habitación se había quedado abierta y el baño no había sido limpiado. Nos encontramos con una habitación sucia y llena de mosquitos. Nos quejamos pero no nos lo limpiaron, solo conseguí que me dieran spray antimosquitos. Al tercer día de alojarnos aquí la chica preguntó si queríamos que limpiara y ese día si limpió el baño bien y nos hizo la cama. Una noche llegamos a las 22:30h y la puerta de entrada estaba cerrada, la llave que nos dieron no funcionaba, estuvimos veinte minutos en la puerta hasta que nos abrieron. Tiene aire acondicionado y WIFI en la habitación. No incluye artículos de aseo ni desayuno. Bien ubicado a 5 minutos andando de una de las puertas principales de la ciudad (Taphae Gate).

  Great Guesthouse with very friendly staff!

  Me and my girlfriend stayed in Yak Guesthouse for 3 nights while staying in Chiang Mai. The location was perfect as we were only 5-10 minutes away from Ta Phae Gate and some of liveliest streets in the city. The room was clean, comfy and spacious. The breakfast was included in the already very cheap price, we would personally recommend the musli As I said in the title, the staff make this place what it is, they cater to your every need and make you feel welcome at all times. Recommend to all budget travellers!

  Large rooms, good value

  We enjoyed our one night stay at Yak. The owner/operator is a wonderfully nice woman who speaks enough English to get by. The location is just 5 minutes walk from the Thapae Gate, in a less expensive area than the old city. We had a 2-room suite, each with a king sized bed for $25. The bathroom was clean, the WiFi signal was strong. No elevator. It felt safe. Breakfast to purchase. We wouldve stayed more nights if we could.

  A Dishonest and Greedy Proprietor

  I refused to pay this man 1.000 baht for taking a little bit of paint of off a wall. I was working as an online teacher in the room and needed to put a poster up. The paint was coming off in various places on the walls of the room, so I didn't think anything of it. The amount of paint that came off was literally the size of my thumb. I left in a good mood when he told me I'd have to pay him 1.000 baht for taking paint off the wall! I couldn't believe this. I refused to do so and began recording him and asking him to repeat what he said. He then changed the price to 200 baht. lol He also threatened to report me to Immigration and to have me blacklisted from Thailand! He knew I was working an online teacher and used this to threaten me. Little did he know, there's a grey area when it comes to digital nomads in Thailand. As long as you're not teaching Thai people (and it's online), you're fine. I reported the issue to Booking.com and noticed he sent them an enlarged image of the paint peeling! I stated this to Booking.com and they apologized and said I shouldn't pay this man anything. This was my first interaction with Thai people and became a bit paranoid about information I would share with locals. As soon as I arrived at my new place, I shared my experience in various Facebook groups. The people of Chiang Mai apologized on behalf of this man and said he was taking advantage of me being a foreigner. They said there were lots of people like this and that I should report him to the tourist police which I did. Booking.com procured the man's name for me, so I could file a report. I guess he thought he could scare me into paying him. Please be aware that they will try to find any kind of fault with the room in order to get money out of you. I think they were having problems as I could hear him arguing with his wife almost every night. The location is very good and the room was adequate. Apart from their loud arguing, I was happy here. I even planned to leave a good review. Upon viewing all the good reviews, it may seem my review is out of place. I'm posting my review now so he will not do this to anyone else and to warn others. If you stay here, do not make any small talk with him as he may try to use this against you later. I've stayed in many places before and this was never an issue. I make a habit of forming good relationships at the places where I stay and usually stay more than one time.

  An excellent guesthouse with lovely hosts.

  Very good value for a money guesthouse with very good facilities. Easy walking distance to everything. plenty of nice inexpensive restaurants close to the guesthouse .A very large market(Warorote) that sell everything 5 minutes walk away. The best outstanding thing is the owner they help me arrange everything such as good tour program with good discounts at as well.
