  Excellent

  We had an excellent stay and found the hotel/guest house - clean, friendly and warm - the shower was amazing and the water really soft, bed was comfy. The owners and reception staff couldn't be faulted. The breakfasts were plentiful and we were always asked what we wanted and this was surpassed and not at all wasteful like some other venues we have visited. We particularly liked the fact that we were served and ate at a huge table... it really felt like we were eating with the family... although the family varied each day. The northern banter had us chuckling, though we really tried to compete!. We will return when we next visit the area. Whilst not in the middle of Yarm although a bit of a hike it is not beyond walking to the town, just ask for directions through the housing estate.- we accidently found Tesco's when out on a walk and the pub at the end of the lane served good meals at reasonable prices..

  DO NOT STAY HERE!! NOT EVEN 1 STAR!

  This was booked for my sister as her wedding was cancelled. What an appalling service was received by the owners. Numerous faults with the room and I would question If it was even safe. The hot tub was not in working order. Numerous light fittings broke. Flooring cracked, and not even clean! No fridge, the long list goes on...The attitude of the owners was simply aggressive, patronising and they both just didnt care what state the room was in. If you take any advice... then please DO NOT book!

  Quaint place the old mill

  Arrived early 2 lovely ladys greeted up they couldnt do enough for us allowed us to put our bags in room; got me 2 wine glasses offered to book me a taxi into town. Met the owner later and he too was very friendly and again chatted away. The rooms are basic but clean. Lovely and warm heating was on even though was August was a chilly day. Lots of friendly people staying in the grounds in camper vans. Pub at bottom of Lane warm and welcoming with fab home made food. Couldnt fault the place thank you

  Don't be fooled by the promotional photos

  The photos give the impression that this is an idillic place to stay. On arrival told that they were not doing breakfasts. Excuse me but why call the place the Old Mill bed and breakfast if you are not doing them. First room that we were shown, the owner could not get the tv to work so we were given a different room. Wish we had stayed in the first room as our replacement was terrible. The sliding shower doors were hanging off with no chance of stopping the water escaping. A hole in the floor, in front of the shower, is possibly the result of this escaping water. I was under the impression that building regs stipulated that an extract fan must be fitted in toilet/bathrooms without a window. No such fan here. The water does not drain away in the sink which is so small that the kettle cannot be filled for tea/coffee. Rooms are supposed to be "garden view". The only way that outside can be viewed, (would not have the brass to call it a garden), is with the bedroom door open. Failed light bulbs in the bedroom and bathroom. The bed may as well have been a mattress on the floor. Big mistake to have booked and stayed here.

  Didnt even get to stay

  Bought on wowcher before covid. No contact with us at all and when we got there they wouldnt speak to us at all. £100 gift wasted because they wont refund or have anything to do with me. Only just got chance to write a review but avoid this at all costs. Not a deal its a scam
