    really nice place

    this is a very nice place ,well thought out rooms ours had a king size bed ensuite with a shower/bath ,tea and coffee, very clean ,great breakfast,little pub 100 m away,urban setting on street parking.

    Comfortable bed and clean, but overpriced

    We stayed at The Beeches for 2 nights on a weekend break in King's Lynn after attending a wedding. Our room was at the back of the house and although we had everything we needed, it was very cramped due to the amount of large furniture. Our bed was really comfortable, but moving around was difficult and we're not particularly large people! The décor was dated and our 'en-suite' was little more than a cupboard and past its best. The shower was tired and water flow minimal. However, there was plentiful tea and coffee supplied. We found the choice at breakfast very good and anything you wanted cooked was made fresh, although we would ask that with the full English breakfast, a full sized sausage rather than a chipolata was expected. We tend to stay in the larger, budget hotel chains, but this time we thought we would go for a more personal experience. Having stayed in a lot of different hotels over the last few years, where sometimes you don't feel you're given a personal service, we'd hoped a small guest house would offer this. Although the owners were extremely polite, we felt that's as far as it went. Maybe a little too professional. Just our opinion. On the whole, we felt at £82 a night, this was overpriced and should perhaps be around the £65 mark. At this rate, we would have felt we had value for money.

    Budget but decent

    Guest house about 12 mins. walk from the station through "The Walks". The room was large and inexpensive. (208 for 4 nights single) My personal misunderstanding was that "a private bathroom" meant en suite - and it doesn't .So if you need the loo you get up, get dressed and walk across the hall. Likewise if you wanted to fill the kettle. Not very convenient. The bathroom itself could've used some TLC. The flush didn't work properly requiring me to flush 2 or 3 times. And that didn't always seem to work. There was also a problem with the weird duvet-blanket which was about as heavy as the x ray jacket dentists put on you. You couldn't move underneath without untucking all the bedclothes. Strange and very uncomfortable. In addition the lights from the street shone directly into the room and you couldn't close the curtains or you would've suffocated. Sleep quality was not good! Breakfast was excellent!

    Appalling welcome .. terrible attitude

    Owner refused to accepted wed booked and paid for 2 nights. Left us standing on doorstep in dark adamant we werent booked in. Even refused to accept when found booking on phone, saying wed have to phone the booking company to sort it out. Phoned through to company but owner slammed door in face - no invitation to come in out of the cold whilst we sorted it out - saying hed double check. He reopened door few minutes later - blaming booking company for not emailing him. No apology what so ever, no expression of regret for his attitude. Had we not paid would have left there and then. Room reasonable, large bathroom but heating inadequate. The welcome marred the whole weekend. Confirm your booking before arriving or risk The Beeches greeting!!!!!!!

    Visit to Kings Lynn Speedway.

    Nice clean hotel.Breakfast excellent with a good choice. Ideal for Kings Lynn town centre. Nice park close by which takes you the train station and shops. Good Chinese Buffet restaurant close by on London Road.(5 min walk)
